As it stands, New River Yacht Club is a 26-story building offering about 250 one-bedroom, two-bedroom, and three-bedroom layout plans. The three-phase project has been unfolding since the mid-2010s, and now, its second phase is underway.
New River Yacht Club II is a 36-story building offering 349 residential units. The ground floor comprises retail space, and the eighth floor serves as an amenity deck, featuring a pool. The Real Deal notes that the Related Group sold New River Yacht Club for $85 million to BJ Verde Properties in August 2021.
The second phase includes a high-rise building with luxury rentals. Rendering per CFE & Associates Architects.
Fortune Construction Company was selected as the general contractor. The project requires more than 350,000 square feet of new construction. It also involves demolishing already-existing structures on the build site. Right now, the project’s in its design development/permitting stage. It’s estimated to cost $75 million to complete.
CFE & Associates Architects designed the project and shared conceptual renderings with various media outlets. Its website shows a high-rise building with a beige, white, and yellow facade. Some units come with balconies, and the building itself overlooks a marina.

If New River Yacht Club II is anything like its predecessor, it will offer luxury rentals starting at around $1,900. It’s located at 401 Southwest 1 st Avenue, Fort Lauderdale, Florida, 33301, in Broward County.

Related Group and Rabina Land $99M to Build Fort Lauderdale Rental

The Related Group , Miami’s largest condo developer, and New York-based Rabina scored $99 million from Truist Bank to build a high-rise rental building in Fort Lauderdale, property records show.
The development, New River Yacht Club II , is set to feature 349 units and rise 36 stories. It’s located along the New River in the city’s downtown, at 401 SW 1st Avenue .
The project is the second phase of the New River Yacht Club complex. The joint venture completed the first phase in 2014 and last year sold the rental asset to BJ Verde Properties for $85 million.
Also in 2021, the pair offloaded the development’s third phase, rechristened as Regatta at New River , for $115 million, per records.
Construction for the second phase has already commenced. A spokesperson for Related declined to say when the work is slated to end.
Related, led by CEO and Chairman Jorge Pérez , bought the 1.27-acre site in 2004 for $9 million.
Over the past year, rental rates in Fort Lauderdale have risen 25.7 percent, according to data compiled by ApartmentList . The median monthly rent for an apartment now stands at $1,406 for a one-bedroom and $1,688 for a two-bedroom.
Across the river in Flagler Village, Bluerock sold a newly completed apartment building for $195 million the previous week.

Related Group has obtained financing and commenced construction the 36-story New River Yacht Club Tower 2 in Fort Lauderdale, according to the SFBJ.
The developer is building a design that was approved in 2016.
A $99 million construction loan has been issued that will fund construction.
New River Yacht Club Tower 2 will include 349 apartments, ground floor retail and parking. A pool deck will be located on the eighth floor.
Cohen, Freedman, Encinosa is the architect.
Brightline’s Fort Lauderdale station is about a 15-minute walk from the site.

Fort Lauderdale approves Related, PMG developments along New River
The Fort Lauderdale City Commission on Wednesday approved a total of 745 new units to be developed by the Related Group and Property Markets Group along the Tarpon River.
The first proposal, which is the third phase of Related Group’s New River Yacht Club, calls for 190 units at South Andrews Avenue and Southwest Fifth Street.

The eight-story building will be built just south of the property’s 26-story riverfront tower , which was completed in spring of 2014. “I think it’s a great concept,” said commissioner Dean Trantalis. “I think it fills in a spot that has long needed a change.”
The second proposal was for phase two of PMG’s plan to replace the western half of the now-empty Las Olas Riverfront retail space at Southwest First Avenue and West Las Olas Boulevard with a 1,214-unit mixed-use development.
The 42-story tower will include 555 market-rate units geared toward millenial renters, anchored by 35,000 square feet of commercial space.

PMG recently bought most of the Las Olas Riverfront property from Fort Lauderdale-based developer Dev Motwani and his partners for $29 million.
PMG acquired about 2.4 acres on the western portion of the property. Motwani and his partners retained 1.3 acres on the eastern portion.
No opposition was voiced to either project, and both were approved unanimously, but commissioner Romney Rogers urged the commission to be strategic about continuing to allocate units at market rate, noting that the Broward County Unified Land Development Regulations require that of the 5,000 units Fort Lauderdale has available for allocation this year, 15 percent must be affordable.
“5,000 gets eaten up pretty darn quick,” said Rogers. “I know I’ve looked at projects the last two weeks that might eat up that many.”
“Before we issue the building permit for the [2,501st] unit, we have to make sure 375 affordable housing units have been allocated,” explained assistant city attorney D’Wayne Spence.
“We have to address it, but if you have a project that everybody likes,” said Mayor Jack Seiler, “I don’t want to hold them up.”
Seiler closed the discussion on the Riverfront proposal by requesting city staff come up with a recommendation to ensure the city is meeting its affordable housing obligations.

Phase II Renderings Drop Of Related's New River Yacht Club
A Curbed reader writes in with purported renderings of Phase II of the Related Group's New River Yacht Club, which appeared on SkyscraperCity, and is the missing link of the Riverwalk . The building will allegedly be 435 feet tall, and 36 floors . Seven of those floors will be parking, and the tower will have 349 residential units. Meanwhile, Curbed has independent confirmed that the building will be situated along the river (which one can also see in the renderings) where a marina is now, next to the New River Yacht Club Phase I, which recently topped off.
Presuming that the neighboring Marina Lofts project doesn't get waylaid again, by another giant tree or something, and the real estate market doesn't implode in the meantime, this project will mean the linking of the two halfs of the Riverwalk on the New River's southern bank, which is kind of a big deal for a major civic project that's been coming together for decades and that will show the City of Miami down south what it could do if it got its act together with its River Walk. We don't mean to stoke the flames of competition between these two cities, but wait, yes we do.

Anyone know what is going on with NRYC II? Looks like they got the FAA approval.
How do you know? Any info? Speculatively, they're saying it's going to be built where the marina is located right now next to FEC RR tracks. Dunno if this is indeed true...

By Doreen Hemlock Sun Sentinel JUNE 25, 2015, 10:27 AM The New River is losing another boat repair yard. Apex Marine has been asked to leave its site so a condo tower can be built on the waterfront at 401 SW 1st Ave. in Fort Lauderdale, near the Broward Center for the Performing Arts. Starting next week, the marine business will take its 18 employees to Miami and also will handle boat repairs at its Pompano Beach outlet, company president Issy Perera said. "This place is being blown down so they can put up a condominium," Perera said from his roughly 1 1/2-acre yard on the New River that can handle about a dozen boats out of water and up to 10 in water. It's sad to see a decades-old boatyard converted to homes, Perera said. "The marine industry is one of the biggest employers in Broward County, and right now, there are a lot of things that can have a big impact on it — and not a good one," Perera said, referring to issues ranging from rezoning and condos to concerns over extended bridge closings from the proposed All Aboard Florida train. The New River hosted at least 13 boatyards in the 1990s and now has eight, according to Patience Cohn, industry liaison for the Marine Industries Association of South Florida. Some yards have consolidated into larger operations. Businesses have become more efficient and professional to operate on pricier land and meet tougher environmental regulations, Cohn said. In 2004, TRG New River Ltd. paid $9 million for the New River site where Apex Marine operates, government records show. The buyer is linked to real estate developer Rabina Properties of Scarsdale, N.Y., which helped revitalize Manhattan's Upper West Side in the 1980s. Rabina has partnered in the past with The Related Group, one of South Florida's biggest condo developers. Details about the condo project on the Apex Marine site are not yet available. Perera said he's moving his Fort Lauderdale operation to the Miami River to the site of a former Allied Marine/Hatteras boatyard just east of SW 22nd Ave. He'll also handle repairs at a Pompano Beach yard at 2300 NE 16 St., one mile south of the Hillsborough inlet. For long-time Fort Lauderdale customers, Apex is offering to send a licensed captain at company expense to pick up and deliver boats to its Miami or Pompano Beach yards, Perera said. The marine industry produced an $11.5 billion economic impact in South Florida in budget year 2014, counting both the direct and indirect impact of sales, services and jobs, according to a study by consultants Thomas J. Still building NRYC 2? Word is from the NRYC rental staff that Related has decided to hold on starting to build NRYC 2 for now? Understand will build an 8 story building ? type just south of the NRYC 1 along Andrews ( new green fence around site). Also wonder about the status of the building just west of NRYC 1 just south of the site of NRYC 2 on SW 1st Ave and 5th Street?
